Wondering what’s happening in the Sunshine Coast, BC real estate market? You’re not alone. It’s one of the questions I hear the most.
Halfway through 2026, the Sunshine Coast, BC is firmly in a buyer’s market. That changes how both buyers and sellers should approach real estate decisions.
The good news is that homes are still selling. The challenge is that they’re selling under very different conditions than they were a few years ago.
It’s a Buyer’s Market
We’ve been in a declining market since the market peaked in spring 2022, and today buyers have more choice and more negotiating power than they’ve had in years.
To give you an idea of where things stand in the current Sunshine Coast, BC real estate market, only about 10% of detached homes listed in June actually sold. The numbers for townhouses and condos were even lower.
Buyers haven’t disappeared. They’re still out there, actively shopping for homes every day. The difference is that they’re informed, they’re patient, and they have leverage. Buyers are waiting for the right property at the right price.
Pricing Matters More Than Ever
If there’s one piece of advice I’d give every seller today, it’s this: Price your home at today’s market value, not yesterday’s.
Trying to “test the market” with an ambitious asking price simply won’t work for most sellers.
I’ve seen homes sell within a week because they were priced appropriately. One property in Gibsons that I had previously toured came on the market this spring at what I felt was exactly the right price. It sold within days for the full asking price.

That’s a win for everyone. The seller gets certainty. The buyer feels they’ve paid fair market value. And both parties can move on with their lives.
On the other hand, I’ve also watched homes remain on the market for well over a year because they started too high.
In one case, a property listed in 2024 eventually sold in 2026 but only after the price came down by roughly $340,000.
That’s a difficult outcome for any seller, and it illustrates why pricing correctly from day one is so important.
Buyers Shouldn’t Be Afraid to Make Aggressive Offers
One of the biggest advantages buyers have today is negotiating power.
Sometimes people hear the term “aggressive offer” and assume it means making an unrealistic low-ball offer. I see those as two very different things.
A low-ball offer is simply throwing out a number and hoping the seller is desperate.
An aggressive offer, on the other hand, can be supported by data.

As a Realtor, I spend a lot of time studying the local Sunshine Coast, BC real estate market, comparable sales, current inventory, and pricing trends. If the evidence tells us a property’s market value is lower than the asking price, I’ll happily prepare an offer that reflects today’s market, even if it’s significantly below list price.
The important part is being able to explain why. When an offer is backed by solid market data, it becomes a business discussion rather as opposed to an emotional one.
Don’t Ignore Homes That Seem Above Your Budget
Because so many Sunshine Coast homes are currently overpriced, I often show my clients properties that are technically above their stated budget.
Why?
Because I believe there’s a realistic opportunity to negotiate.
If I think a home’s true market value fits within my client’s budget, it’s worth looking at. Otherwise, buyers could miss out on wonderful homes simply because the asking price doesn’t reflect today’s market.

Sellers should think about this too. Pricing too high doesn’t just discourage offers; it can prevent your home from even appearing in a buyer’s search results if they’re filtering by price.
That’s a lot of potential buyers who may never even walk through your front door.
“You Couldn’t Build It for That”
This is another comment I hear fairly regularly. While in many cases, it’s true, it’s also inconsequential.
Construction costs have risen dramatically over the past few years and renos have become more expensive. Building a custom home costs considerably more than it did even a few years ago.
The truth is that in the current Sunshine Coast, BC real estate market, the cost to build a home doesn’t always equate to the value of said home. The market ultimately determines what buyers are willing to pay.
Some people who built recently (or who purchased during the COVID-era buying frenzy) may find themselves selling for less than they originally bought for a few years ago. That stinks but it’s the current reality on the Sunshine Coast.

What If You’re a Seller Who Can’t Wait?
If you don’t need to sell right away, waiting may be an option. The challenge is that none of us knows exactly when the market will recover or where the bottom will be.
If you do need to move because of work, family, or other life circumstances, then it’s often better to make decisions based on today’s market rather than hoping conditions change next month.

The Sunshine Coast is an incredible place to live, and people continue to move here for the lifestyle, the natural beauty, and the sense of community. The market may have changed, but those fundamentals haven’t.
