
Gibsons is one of the most sought-after communities on BC’s Sunshine Coast, and its neighbourhoods each offer a different version of coastal living.
From walkable waterfront areas near Lower Gibsons to quiet rural properties with large lots, the town and surrounding area has a wide range of housing options depending on your budget and lifestyle.
Below is a breakdown of the main Gibsons neighbourhoods to help you understand where you might want to live on BC’s Sunshine Coast.
Neighbourhoods in Gibsons, BC
Here’s a rundown on each of the nine neighbourhoods located in Gibsons proper.
North Road/Park Road
North & Park is mostly made up of single-family homes. At the west side is Parkland, Gibsons’ newest subdivision. In addition to single-family homes, there are also duplexes and stand-alone condos. This is also where you’ll find the Gibsons and Area Community Centre. If a flat, walkable neighbourhood is important to you, North & Park deserves your attention.
Upper Gibsons
There are only a relative handful of residential addresses in this neighbourhood as Upper Gibsons consists of mostly commercial and industrial properties. It’s also home to Elphinstone Secondary School, Sunnycrest Mall, and Gibsons Park Plaza.
O’Shea/Oceanmount
Just about entirely residential, O’Shea/Oceanmount is where you’ll find Gibsons Elementary School and Sunshine Coast Alternative School. This is another walkable neighbourhood that’s a great fit for retirees and families with school-aged kids. Many of the homes in this area have amazing ocean and island views.
Spyglass Place and Oceanview Lane have underground utilities which means homes on these streets won’t have their views cluttered with powerlines.

Shaw Road/Gospel Rock
Predominantly rural and made up of acreages. There are some waterfront properties along Gower Point Road. If you want some distance between you and your neighbours, Shaw & Gospel is a good place to focus your home search.
Creekside/Hillcrest
Residential neighbourhood with a little bit of commercial space along Gibsons Way. The area is bounded by Highway 101, Gibsons Way, and Gibsons Creek. Houses in the southern part of the neighbourhood could have ocean views.
This neighbourhood is more flat near its western edge but becomes steeper as you move east towards the ocean.
North Fletcher
A small residential neighbourhood with some commercial space along Gibsons Way and at the intersection of School Road and Highway 101. Also home to Branch 109 of the Royal Canadian Legion in Gibsons.
Many of the homes in this neighbourhood are older and would make good entry points for buyers that are looking to build some sweat equity through upgrades and renovations.

Heritage Hill
Gibsons’ smallest neighbourhood. Cute character homes and some oceanfront homes along Marine Drive. Armours Beach is a popular spot for swimming and hanging out each summer. Provides easy access to the shops and restaurants in Gibsons Landing without throwing you right into the middle of the action.
Gibsons Landing
Gibsons Landing (aka Lower Gibsons) is where all the action is. Every summer for the past 12 years, I’ve watched this neighbourhood get busier and busier.
Whether you’re an OG that watched The Beachcombers or your TV tastes tend towards the decidedly more modern Murder in a Small Town, you’ll recognize Molly’s Reach in Gibsons Landing.
If you’re ready to live the quintessential Gibsons lifestyle, you need to look at Gibsons Landing.

Bay Area/Georgia View
Surrounded by water on three sides, this neighbourhood has a lot of beachfront/ocean view homes. It’s also where you’ll find the Bluff, a prestigious micro-neighbourhood with local cachet.
It’s also home to four local beaches. Franklin, Pebbles, and Georgia Beach all look out to Georgia Strait and are busy destinations during the summer. Breakwater Park faces the harbour and gets blasted with morning sunshine.
Neighbourhoods outside of Gibsons
Outside of Gibsons proper, there are five smaller satellite communities. These residential communities typically have larger lots and have more of a rural feel. If you’re looking for an acreage or just want your privacy, these are good neighbourhoods in which to start your search.
Woodcreek Park
Located about 2.5kms from Gibsons, Woodcreek Park is strictly a residential community. Some of the homes will have ocean views and there’s a transit stop along the highway to take you to and from Gibsons if you don’t want to rely solely on your car.
Ocean Beach Esplanade
One of the most exclusive neighbourhoods on the Sunshine Coast, Ocean Beach Esplanade boasts a long stretch of beach that attracts lots of visitors. If you want to live across the street from Bonniebrook Beach, be ready to spend serious money.
Granthams Landing
Just north of Gibsons, many homes in Granthams Landing will enjoy fabulous views of Shoal Channel and the North Shore Mountains. Closer to Marine Drive, homes will be older and on small lots. But as you move up the hill away from the water, the lots get bigger and more modern.

Hopkins Landing
Another beachfront community north of Gibsons. If you’re looking for a character home with great views and easy access to Hopkins Beach, Hopkins Landing is for you.
Langdale
You’ll arrive at the BC Ferries Langdale terminal when traveling to the Sunshine Coast from Horseshoe Bay.
Langdale is a family-friendly community and has its own grade school. If you’ll be making frequent ferry trips, living in Langdale gives you easy access to the terminal.
